Role Context

The Experienced Associate in Real Estate Audit plays a critical role in supporting Deloitte’s Audit and Assurance team by reviewing financial records, identifying audit risks, and ensuring financial integrity across real estate development projects. This position combines technical audit expertise with industry-specific understanding of land acquisition, construction costs, revenue recognition, and asset valuation while supporting strong compliance and reporting standards.

Key Responsibilities

* Plan and execute audits for real estate developers including financial statement audits, compliance reviews, and internal control assessments
* Evaluate the accuracy and completeness of financial records related to land acquisition, construction costs, and project expenses
* Review revenue recognition practices, asset valuation, cost capitalization, impairment testing, and fair value measurement
* Assess accounting policies applied to real estate development projects to ensure compliance with IFRS and regulatory standards
* Review contracts, lease agreements, joint ventures, and legal documentation to identify audit risks and compliance concerns
* Identify risks of material misstatement including fraud risks and design audit procedures to address them
* Analyse project budgets, cash flow management, and cost tracking to verify financial integrity
* Prepare detailed audit reports with findings, recommendations, and improvement opportunities
* Liaise with client management, project managers, and stakeholders to resolve audit issues efficiently
* Use audit software and data analytics tools to improve audit quality and operational efficiency
* Stay updated on accounting standards and regulatory changes affecting the real estate development sector

Ideal Profile

* Bachelor’s degree in Accounting, Finance, or related field
* Professional accounting qualification such as ACA, ACCA, or CPA is preferred
* Strong academic credentials with 1 to 2 years of experience in Accounting, Auditing, or related finance roles
* Strong knowledge of IFRS standards relevant to real estate including IFRS 15, IFRS 16, and IAS 40
* Experience auditing complex transactions including revenue recognition and asset valuation
* Familiarity with real estate development processes, contracts, and industry compliance requirements
* Proficient in audit software and Microsoft Office applications
* Experience with data analytics tools is considered an advantage
* Fluent in English reading, writing, and speaking
* Preference given to bilingual candidates with Arabic and English language skills
