Role Context

The Senior Real Estate Auditor supports Deloitte’s Audit and Assurance practice by managing complex audits for real estate development companies, reviewing project accounting, and identifying financial and compliance risks. This role combines strong technical audit expertise with industry-specific knowledge of construction costs, land acquisition, revenue recognition, and asset valuation while helping clients improve governance and operational controls.

Key Responsibilities

* Plan and execute audits for real estate developers including financial statement audits, compliance reviews, and internal control assessments
* Evaluate financial records related to land acquisition, construction costs, project budgets, and revenue recognition
* Review accounting policies for cost capitalization, impairment testing, fair value measurement, and asset valuation
* Assess compliance with accounting standards including IFRS 15, IFRS 16, IAS 40, and other relevant frameworks
* Review contracts, joint ventures, lease agreements, and legal documentation to identify audit risks and compliance gaps
* Identify risks of material misstatement including fraud risks and design effective audit procedures
* Analyse project budgets, cost tracking systems, and cash flow management to verify financial integrity
* Prepare clear audit reports with findings, recommendations, and improvement opportunities
* Liaise with client management, project managers, and stakeholders to resolve audit issues efficiently
* Use audit software and data analytics tools to improve audit quality and operational efficiency
* Support continuous improvement initiatives within the audit and assurance function

Ideal Profile

* Bachelor’s degree in Accounting, Finance, or related field
* Professional accounting qualification such as ACA, ACCA, or CPA is preferred
* Minimum 3+ years of audit experience focused on real estate development or construction industries
* Experience from public auditing and accounting firms, preferably Big Audit Firms, is highly preferred
* Strong knowledge of IFRS standards relevant to real estate including IFRS 15, IFRS 16, and IAS 40
* Experience auditing complex transactions such as revenue recognition and cost capitalization
* Familiarity with real estate development processes, contracts, and industry regulations
* Proficient in audit software and Microsoft Office applications
* Experience with data analytics tools is an advantage
* Fluent in English reading, writing, and speaking
* Preference given to bilingual candidates with Arabic and English language skills
