Role Context
Traditional drawings and reports cannot always show how thousands of construction activities interact across a large airport program. Linking models with time and cost data allows project teams to visualize sequences, test delivery strategies, verify progress, and understand the commercial effects of change.
The BIM Modeller will create this digital connection between design and project controls. Accurate 4D and 5D models will improve communication, expose constraints early, and provide reliable evidence for planning, budgeting, earned value, and recovery decisions.
Key Responsibilities
The modeller will develop and maintain model-based schedule and cost information throughout project delivery.
* Create 4D BIM models by linking approved 3D models with project schedules.
* Connect model elements to activities, milestones, work packages, and work-breakdown structures.
* Develop construction-sequence simulations for terminals, runways, taxiways, and airside facilities.
* Model cargo areas, aircraft aprons, roads, utilities, and external infrastructure.
* Identify sequencing conflicts, access restrictions, logistics constraints, and delivery risks.
* Support optimization of construction methods, staging, and execution strategies.
* Develop 5D BIM models integrating project cost information.
* Link model elements with Bills of Quantities, cost codes, and control systems.
* Extract model quantities and validate measurements against commercial records.
* Support cost planning, forecasting, budget monitoring, and change assessment.
* Identify differences between design quantities, construction measurements, and cost data.
* Coordinate schedule integration with planning and project-controls teams.
* Support model-based progress measurement and status reporting.
* Compare planned and actual construction progress.
* Use 4D simulation to assess potential schedule impacts.
* Provide BIM-derived information for earned-value analysis.
* Prepare dashboards, visual reports, and digital progress presentations.
* Develop digital models reflecting construction requirements and delivery strategies.
* Integrate architectural, structural, civil, MEP, ICT, utility, and airfield models.
* Coordinate information between design, construction, commercial, and operations teams.
* Review models submitted by consultants, contractors, and specialist suppliers.
* Verify compliance with project BIM standards and information requirements.
* Conduct model-health checks, quality reviews, and data validation.
* Check coordinates, naming conventions, structure, classifications, and required attributes.
* Support common data environment workflows and controlled information exchange.
* Develop site-facing progress simulations and visual construction-status models.
* Highlight delays and constraints affecting project milestones.
* Support recovery planning through alternative digital construction sequences.
* Participate in BIM coordination meetings and digital-engineering workshops.
* Assist with resolving multidisciplinary model and interface issues.
* Prepare 4D and 5D reports, simulations, quantity schedules, and recommendations.
* Maintain records of model revisions, schedule links, cost integration, and approved changes.
* Support digital handover and asset-information requirements.
* Identify opportunities for workflow automation and data integration.
* Support digital-twin development and advanced analytics where applicable.
* Capture lessons learned and contribute to BIM-process improvement.
Ideal Profile
The preferred candidate combines advanced BIM capability with practical knowledge of construction planning, quantities, and project controls.
* Bachelor\'s degree or diploma in Engineering, Construction Management, Architecture, Quantity Surveying, Project Controls, or a related discipline.
* Minimum ten years of experience in BIM modeling, digital construction, project controls integration, or 4D and 5D delivery.
* Proven involvement in airport, transportation, infrastructure, or major construction programs.
* Strong experience linking BIM models with schedules and cost information.
* Ability to work across multidisciplinary engineering and construction teams.
* Background within delivery-partner, project-management consultancy, EPC, or contractor organizations.
* Advanced knowledge of BIM workflows, information management, and digital-construction processes.
* Strong understanding of construction planning and work-breakdown structures.
* Familiarity with cost codes, earned value, quantity measurement, and forecasting.
* Knowledge of ISO 19650 information-management principles.
* Ability to interpret engineering drawings, schedules, Bills of Quantities, and construction records.
* Strong visualization, analytical, communication, and problem-solving skills.
* BIM certification from Autodesk, buildingSMART, or an equivalent body is advantageous.
* International airport mega-project experience would be beneficial.
* Knowledge of digital twins and asset-information management is desirable.
* Familiarity with enterprise project-management systems and AI-enabled construction analytics is advantageous.
