Role Context

The Forensic Delay Analyst - Claims will


support project leadership by reconstructing project timelines, identifying delay causes, measuring schedule impact, and producing evidence-based conclusions for commercial and contractual decision-making. This position plays a critical role in protecting project interests, reducing claims exposure, supporting dispute resolution, and improving schedule risk visibility across large construction and infrastructure programs in Tabuk.

Key Responsibilities

* Perform detailed retrospective forensic delay analysis using recognized methodologies such as As-Planned vs As-Built, Impacted As-Planned, Time Impact Analysis, and Collapsed As-Built.
* Review baseline schedules, monthly updates, revised programs, recovery schedules, and project records to identify critical path movement and delay causation.
* Interrogate Primavera P6 schedules to assess logic integrity, float movement, near-critical paths, concurrent delays, and milestone impact.
* Prepare, review, and evaluate Extension of Time claims, disruption submissions, schedule impact narratives, and supporting claim documentation.
* Draft detailed forensic schedule analysis reports, technical position papers, and delay assessment summaries for senior leadership, clients, legal teams, and commercial stakeholders.
* Reconstruct project chronologies using daily reports, meeting minutes, correspondence, progress photographs, site records, notices, and historical schedule data.
* Convert incomplete or fragmented project information into clear, date-driven timelines that support defensible delay conclusions.
* Identify emerging schedule risks in coordination with project controls, construction management, contracts, and commercial teams.
* Assess delay mitigation options and recommend practical recovery strategies to reduce impact on key project milestones.
* Provide technical support during commercial negotiations, mediations, arbitration preparation, litigation support, and formal dispute resolution activities.
* Review contractor delay submissions and challenge weak logic, unsupported assumptions, missing evidence, or inaccurate causation links.
* Align analysis with recognized guidance such as SCL Delay and Disruption Protocol, AACE International practices, FIDIC contract principles, and applicable KSA procurement requirements.
* Translate complex forensic delay findings into clear presentations, executive summaries, visual charts, and structured conclusions for non-technical decision makers.
* Maintain strict objectivity by basing all findings on project records, contractual mechanisms, schedule evidence, and verifiable facts.

Ideal Profile

* Bachelor’s degree in Civil Engineering, Construction Management, Quantity Surveying, or a closely related technical field.
* Minimum 10 years of direct experience in construction scheduling, project controls, claims analysis, and forensic delay analysis.
* Strong background on mega-projects, high-value infrastructure programs, urban development schemes, or complex construction environments.
* Proven working experience in Saudi Arabia is essential, with exposure to Tabuk region projects or major Giga-project environments considered highly valuable.
* Advanced hands-on expertise in Primavera P6, including logic review, schedule comparison, database interrogation, and delay impact assessment.
* Strong familiarity with forensic delay methodologies, critical path analysis, concurrent delay assessment, and schedule disruption evaluation.
* Deep knowledge of FIDIC forms of contract, Extension of Time procedures, claims substantiation, and KSA Government Procurement Laws.
* Professional certifications such as AACE-PSP, AACE-CFCC, MRICS, or similar credentials are highly preferred.
* Post-graduate qualification or diploma in Construction Law is a strong advantage.
* Skilled in extracting, cleaning, organizing, and analyzing large volumes of unstructured project data.
* Excellent written English skills for dense, precise, legally defensible technical reporting.
* Strong verbal communication and presentation ability for senior stakeholders, legal counsel, clients, and executive teams.
* Professional Arabic capability is an advantage.
* Able to work independently while maintaining accuracy, neutrality, confidentiality, and strong analytical discipline.
