Working closely with the Project Director, the role carries responsibility for programme delivery, budget control, quality, risk management, multidisciplinary team leadership, and client coordination. Overview of the Role
The Senior Project Manager will take ownership of a major
construction project from delivery planning through execution, ensuring alignment with the Project Director\'s objectives and broader organizational goals. The position requires disciplined management of programme, cost, quality, resources, contracts, and project risks while maintaining effective relationships with clients, contractors, and internal teams.
The role also provides leadership to a multidisciplinary project team and establishes the processes and controls required for accountable, efficient project delivery.
Project Execution and Management
* Lead end-to-end delivery of a high-value construction project in line with agreed objectives and client expectations.
* Maintain progress against the approved project schedule, programme milestones, budget, and financial constraints.
* Oversee the project scope, including applicable high-rise, residential, or commercial components.
* Ensure construction delivery meets defined specifications and quality expectations.
* Develop and execute a project delivery strategy appropriate to the project\'s requirements.
* Align delivery planning with AFEC\'s Business Plan and Long-Range Financial Plan.
* Establish clear controls for project timelines, resources, performance, and delivery.
* Optimize the delivery programme while maintaining required standards of quality and cost efficiency.
* Establish risk management processes to identify, assess, mitigate, and monitor threats to programme, quality, cost, and profitability.
* Support continuous improvement throughout project execution.
Financial and Contract Management
Take responsibility for project budgeting, cost forecasting, and financial controls, maintaining alignment with approved financial objectives. Closely monitor expenditure and identify opportunities for cost efficiency without compromising project quality.
Manage project profitability targets through disciplined cost control and negotiation of subcontractor agreements. Maintain diligent contract administration and proactively address financial exposure associated with delays, cost overruns, and other project risks.
Leadership and Team Coordination
* Lead a multidisciplinary team responsible for delivering the project.
* Maintain team alignment around programme, commercial, quality, and delivery objectives.
* Recruit, motivate, and retain appropriately qualified project personnel.
* Promote accountability, collaboration, and proactive problem-solving.
* Coordinate effectively across design, procurement, construction, and other project disciplines.
* Ensure compliance with applicable safety, quality, and environmental standards.
Client and Stakeholder Management
Serve as the principal point of contact for the client\'s project team, maintaining clear and consistent communication throughout delivery. Manage expectations proactively and ensure project activities remain aligned with agreed client requirements.
Act as the coordination link between clients, contractors, and internal teams, helping resolve issues promptly and keeping relevant stakeholders informed of project progress.
