Role Context
The Director - Corporate Real Estate leads the
The role is responsible for maximizing portfolio value, improving asset utilization, increasing rental income, supporting future expansion requirements, and reducing unnecessary capital expenditure. It combines portfolio governance, investment planning, leasing, financial oversight, property development, strategic partnerships, and senior stakeholder management.
Key Responsibilities
* Govern owned and leased real estate assets across onshore, offshore, free zone, and special economic zone locations.
* Lead the management of lands, offices, retail properties, stores, warehouses, social infrastructure, mixed-use developments, and other non-core industrial assets.
* Develop strategies that improve asset utilization, maximize annual income, and enhance long-term portfolio performance.
* Direct property marketing, leasing, acquisition, disposal, refurbishment, and development activities.
* Coordinate with government authorities on land allocation, site plan issuance, property registration, lease registration, and regulatory requirements.
* Conduct periodic corporate demand assessments to determine future land, office, warehouse, retail, and infrastructure requirements.
* Lead long-term portfolio planning to support ADNOC Group expansion, restructuring, and operational growth.
* Govern centralized asset registration, property records, title information, lease data, and corporate real estate information.
* Commission periodic property valuations to determine market value, rental potential, and investment performance.
* Conduct rental and market benchmarking to ensure pricing remains competitive and aligned with prevailing standards.
* Oversee corporate real estate performance assessments and establish measurable portfolio performance indicators.
* Lead annual budgeting and monitor rental income, service charges, sinking funds, utility costs, maintenance expenses, and related financial commitments.
* Review property life cycles and ensure sinking funds support future maintenance, refurbishment, and asset renewal requirements.
* Identify and implement real estate best practices that improve efficiency, control costs, and enhance commercial returns.
* Develop and execute corporate real estate portfolio strategies aligned with organizational priorities.
* Lead strategic partnerships, shareholder relationships, stakeholder engagement, and business development initiatives.
* Build proactive commercial strategies that improve return on investment while reducing capital expenditure.
* Prepare business plans, rental forecasts, investment reports, shareholder updates, board materials, and dividend recommendations.
* Oversee the day-to-day administration of Landmark special-purpose entities, including Newco 1, Leasco, Newco 2, and Propco.
* Coordinate shareholder communications, company licence renewals, office lease renewals, and ADGM compliance requirements.
* Lead property investment planning and evaluate opportunities involving new acquisitions, developments, refurbishments, and existing asset improvements.
* Assess investment proposals using commercial, financial, operational, legal, and market considerations.
* Lead negotiations with investors, tenants, strategic partners, landlords, and property service providers.
* Secure commercially viable lease arrangements for land, offices, stores, retail units, warehouses, and social infrastructure assets.
* Manage corporate lease-in and lease-out activities, including administration, documentation, registration, renewal, and termination.
* Review and endorse leases, service agreements, property contracts, shareholder documents, and related commercial arrangements.
* Ensure contractual documentation complies with UAE laws, regulations, international standards, and corporate governance requirements.
* Monitor payments involving utilities, Tawtheeq registration, site plans, lease obligations, and property-related government charges.
* Ensure tenant rent, service charge, utility, and other property demands are issued and recorded accurately.
* Coordinate with finance and treasury teams on asset evaluation, budgeting, financial reporting, and portfolio performance.
* Liaise with insurance companies on property coverage, risk assessments, claims, and settlement matters.
* Supervise departmental personnel, allocate resources, and ensure objectives are achieved efficiently and within budget.
* Develop employee capability through Personal Development Plans, succession planning, talent pipelines, and structured training.
* Support Emiratization objectives by building the skills and leadership readiness of UAE National employees.
* Lead implementation of corporate policies, procedures, internal controls, systems, and real estate governance standards.
* Monitor departmental and individual performance against approved scorecards and Key Performance Indicators.
* Promote innovation, change management, employee engagement, and continuous improvement across the real estate function.
* Ensure compliance with HSE policies, property safety requirements, applicable legislation, and sustainability guidelines.
* Provide accurate management information, performance reports, financial updates, and portfolio analysis to executive leadership.
Ideal Profile
* Bachelor\'s degree in Engineering, Business Administration, Real Estate, Property Management, or an equivalent discipline.
* Minimum 15 years of experience in corporate real estate, facilities management, property management, or building operations.
* At least 8 years of experience in a managerial or senior leadership position.
* Previous experience within a large organization is required, preferably in oil and gas, energy, infrastructure, government, or diversified industrial operations.
* Strong experience managing large portfolios of owned and leased commercial properties and land assets.
* Thorough understanding of real estate portfolio strategy, leasing, asset utilization, investment planning, and property administration.
* Demonstrated experience in commercial negotiations with tenants, landlords, investors, shareholders, and government entities.
* Strong knowledge of property valuation, market rent benchmarking, rental revenue management, and portfolio financial performance.
* Experience managing annual budgets, service charges, utility costs, sinking funds, insurance matters, and investment analysis.
* Knowledge of UAE property regulations, Tawtheeq registration, land allocation, site plans, lease registration, and government approval processes.
* Ability to review leases, contracts, shareholder agreements, and property-related legal documents.
* Strong understanding of building operations, facilities management, inventory control, occupational hazards, and safety precautions.
* Ability to interpret blueprints, specifications, layouts, asset plans, and technical property documentation.
* Proven leadership capability in workforce planning, succession management, talent development, and performance management.
