Role Context
The BMS Technician - Building Automation will support the operation, maintenance, and troubleshooting of building management systems across facility management or maintenance projects. The role is important for ensuring HVAC systems, automation controls, SCADA interfaces, fire alarm integrations, and low voltage systems are monitored, maintained, and corrected quickly when faults occur.
This position contributes to efficient facility operations by combining BMS software knowledge, electrical troubleshooting, building automation skills, HVAC system understanding, and disciplined preventive maintenance practices.
Key Responsibilities
* Maintain, monitor, and troubleshoot building management systems used in facility operations.
* Support BMS software configuration, control logic checks, system updates, and operational adjustments.
* Diagnose faults in HVAC control systems, field devices, sensors, controllers, panels, and communication networks.
* Assist with PLC programming, PC-based programming, and SCADA system support where required.
* Check low voltage systems, control wiring, interface modules, and automation-related electrical connections.
* Support integration and coordination between BMS, HVAC systems, fire alarm systems, and other building services.
* Carry out preventive maintenance checks on BMS panels, controllers, sensors, actuators, and related equipment.
* Monitor system alarms, abnormal readings, and operational trends to identify performance issues.
* Prepare maintenance reports, fault findings, service records, and technical documentation accurately.
* Coordinate with facility management teams, supervisors, HVAC technicians, electrical teams, and maintenance personnel.
* Follow safety procedures during electrical troubleshooting, panel work, testing, and system maintenance.
* Respond to assigned maintenance tasks within required timelines while maintaining service quality and system reliability.
Ideal Profile
* ITI or Diploma qualification in Mechanical, Electrical, or a related technical discipline.
* 5-8 years of experience in BMS maintenance, building automation, electrical controls, or facility maintenance work.
* Gulf experience in facility management or maintenance projects is preferred.
* Strong knowledge of BMS software configuration and building automation systems.
* Good understanding of HVAC systems and their control requirements.
* Practical exposure to PLC programming, SCADA systems, PC-based programming, and low voltage systems.
* Ability to troubleshoot electrical faults, control wiring issues, communication faults, and system alarms.
* Familiarity with fire alarm integration and coordination with other building services is an advantage.
* Good communication skills in English.
* Ability to work safely, follow instructions, and coordinate with technical maintenance teams.
