Role Context
The MEP Supervisor - Refrigeration Systems will lead daily operational and maintenance activities for critical MEP assets, with a strong focus on ammonia chillers, refrigeration systems, HVAC equipment, pumps, pipelines, and associated mechanical infrastructure. The role supports stable facility operations by ensuring preventive maintenance, fault diagnosis, contractor supervision, safety controls, compliance checks, and performance reporting are managed with discipline, technical accuracy, and strong attention to service continuity.
Key Responsibilities
* Manage daily operations of ammonia chillers, refrigeration systems, HVAC equipment, and related MEP assets across the assigned development.
* Monitor system performance, operating conditions, energy efficiency, equipment stability, alarms, faults, and service reliability.
* Lead preventive and corrective maintenance activities for chillers, refrigeration systems, pumps, pipelines, HVAC components, and mechanical equipment.
* Diagnose technical faults and coordinate repair works, major overhauls, pump replacements, pipeline repairs, and specialist maintenance activities.
* Establish and maintain technical standards, maintenance procedures, engineering processes, and operational controls for refrigeration and MEP systems.
* Ensure maintenance work follows manufacturer recommendations, company policies, engineering codes, facility standards, and approved work procedures.
* Maintain compliance with regulatory requirements, facilities management protocols, OSHA Process Safety Management guidelines, and Risk Management Plan expectations.
* Identify site hazards, unsafe practices, system risks, and operational concerns, then take immediate action to mitigate them.
* Review contractor daily, weekly, and monthly logs, then consolidate key information into monthly, quarterly, and annual management reports.
* Manage contractor personnel, supervise work quality, monitor response times, and ensure service activities meet agreed cost, safety, and performance standards.
* Maintain positive working relationships with internal teams, external contractors, facility stakeholders, service providers, and management representatives.
* Support management in setting facilities management guidelines, maintenance standards, reporting procedures, and compliance monitoring processes.
* Review technical drawings, P and IDs, engineering documents, equipment manuals, maintenance records, and operational data to support accurate decision-making.
* Prepare technical reports, incident summaries, maintenance updates, performance records, and recommendations for management review.
* Influence technology decisions and maintenance strategies by applying practical expertise in ammonia refrigeration, HVAC systems, and mechanical services.
* Support emergency response readiness, hazardous material awareness, and safe handling procedures for refrigeration-related operations.
Ideal Profile
* Bachelor\'s degree in Mechanical Engineering, preferably with specialization in HVAC or ammonia refrigeration systems.
* Minimum 8 years of experience in MEP maintenance, HVAC systems, ammonia refrigeration systems, and facilities operations.
* Practical maintenance experience within the UAE is required.
* Strong technical knowledge of ammonia chillers, refrigeration systems, HVAC equipment, pumps, pipelines, mechanical services, and mixed-use development maintenance requirements.
* Solid working knowledge of OSHA Process Safety Management and Risk Management Plan compliance guidelines.
* Ability to read, interpret, and analyze complex technical drawings, P and IDs, engineering documentation, maintenance manuals, and system data.
* Experience leading preventive maintenance, corrective maintenance, fault diagnosis, contractor supervision, and technical reporting.
* Certified training in IIAR standards, especially ANSI-IIAR 6 and ANSI-IIAR 7, is preferred.
* Completed HAZMAT or industrial emergency response training is preferred.
* Strong technical report-writing skills with the ability to communicate clearly with management, contractors, and facility stakeholders.
* Proficiency in written and spoken English is mandatory.
* Arabic language proficiency is an added advantage.
