Position Overview
The Director of Architecture is responsible for leading the full architectural strategy across large-scale developments, from concept design to IFC documentation and construction support. This role ensures strong alignment between design quality, urban planning, development feasibility, and long-term asset performance while maintaining cultural relevance and sustainable design standards.
Key Responsibilities
* Lead the architectural vision across commercial, mixed-use, hospitality, and urban-scale developments
* Drive concept design excellence aligned with market positioning and development strategy
* Integrate contemporary architecture with regional identity, climatic responsiveness, and cultural sensitivity
* Oversee all stages from concept design through IFC documentation and construction supervision support
* Lead master planning and urban integration strategies in compliance with Omani planning frameworks
* Coordinate approvals with the Ministry of Housing and Urban Planning, Muscat Municipality, and other relevant authorities
* Ensure full compliance with Oman Building Code and municipal development controls
* Optimize land use, density planning, circulation, infrastructure integration, and public realm development
* Align architectural strategies with development feasibility studies, leasing requirements, and ROI objectives
* Improve GFA optimization, core planning, and tenant adaptability for stronger asset performance
* Collaborate with leasing, commercial, and asset management teams for long-term development value
* Support value engineering initiatives while maintaining design integrity and project quality
* Lead multidisciplinary coordination across structural, MEP, façade, landscape, traffic, and infrastructure teams
* Review technical submissions for constructability, cost efficiency, and regulatory compliance
* Conduct site reviews to protect design intent during project execution
* Identify and mitigate technical and design risks across project lifecycles
* Mentor internal architecture teams and manage external consultants
* Establish design governance frameworks, review procedures, and approval systems
* Present design strategies to executive management, investors, and regulatory authorities
* Represent the organization in high-level stakeholder and authority engagements
Ideal Profile
* Bachelor’s or Master’s Degree in Architecture
* Minimum 10 to 15 years of professional experience with strong GCC market exposure
* Proven leadership in large-scale commercial, mixed-use, hospitality, or urban master plan developments
* Strong understanding of regional climatic design strategies and sustainable development principles
* Proven experience obtaining regulatory approvals within Oman or the wider GCC
* Strong commercial awareness with the ability to balance design excellence and project profitability
* Excellent leadership, presentation, and stakeholder management skills
