Role Context
The Real Estate Program Manager will support Amazon\'s expansion across the AMET region by helping teams secure, prepare, and launch operational facilities efficiently. The role sits at the center of real estate, construction, engineering, legal, finance, and external development activity, providing structure and accountability across multiple projects.
The position requires strong ownership of schedules, documentation, budgets, due diligence, and cross-functional actions. By maintaining clear project visibility and resolving execution blockers early, the manager will help reduce delays and improve the reliability of facility development programs.
This role also contributes to continuous improvement by strengthening project tracking systems, reporting mechanisms, and standardized workflows across a large and geographically diverse portfolio.
Key Responsibilities
* Track multiple real estate and construction projects from early feasibility through site launch.
* Monitor project schedules, milestones, dependencies, risks, and delivery commitments.
* Support on-time and on-budget execution across assigned AMET projects.
* Maintain accurate and current project documentation throughout the development lifecycle.
* Ensure data integrity within Smartsheet, Microsoft Excel, proprietary systems, and other project tracking tools.
* Coordinate environmental, zoning, legal, permitting, and technical due diligence activities.
* Follow up with internal teams and external consultants to ensure due diligence actions are completed within required timelines.
* Organize project meetings and maintain clear agendas, decisions, responsibilities, and follow-up actions.
* Track outstanding actions and ensure owners understand deadlines and required deliverables.
* Coordinate communication between Legal, Finance, Construction, Engineering, and Real Estate stakeholders.
* Work with brokers, developers, consultants, and other external partners to maintain project momentum.
* Manage purchase order activity associated with real estate and construction initiatives.
* Review invoices and support accurate project budget tracking.
* Monitor expenditure against planned budgets and identify potential financial variances.
* Use project data and performance metrics to identify execution issues and improvement opportunities.
* Escalate risks, delays, or dependencies that could affect facility launch dates.
* Identify recurring process bottlenecks and develop practical solutions to improve execution.
* Standardize reporting and project management mechanisms where greater consistency is required.
* Improve workflows that reduce unnecessary administrative effort and accelerate project decisions.
* Own assigned program activities from planning through implementation and completion.
* Prepare concise project and portfolio updates for senior leadership.
* Communicate project performance, risks, decisions, and required interventions using clear data-backed reporting.
* Support broader real estate program strategy and implementation across the AMET portfolio.
Ideal Profile
Candidates should have at least five years of program or project management experience and demonstrate the ability to own complex initiatives through end-to-end delivery.
A PMP qualification is required.
Practical experience in commercial real estate or lease administration within industrial, commercial, or data center environments is important for this position.
Candidates should be comfortable using data and metrics to evaluate project performance and drive measurable improvements. Experience communicating program results, risks, and strategic recommendations to senior leadership is also required.
Strong cross-functional stakeholder management is essential because the role works closely with Legal, Finance, Construction, Engineering, brokers, consultants, developers, and other business partners.
Experience driving process improvements over several years is preferred.
A master\'s degree or MBA in business, operations, organizational development, or a related discipline would be advantageous.
Advanced Microsoft Excel capability is highly valuable, including Pivot Tables, macros, INDEX-MATCH, VLOOKUP, VBA, and data links.
Experience with data visualization and reporting tools will further support portfolio tracking and leadership communication.
