The Senior Specialist - Real Estate Leasing will support Talabat’s operational growth by identifying suitable properties, negotiating favorable lease terms, and ensuring each site aligns with business requirements for dark stores, kitchens, logistics spaces, and other operational locations. The role connects landlords, brokers, legal teams, finance, construction, fit-out, commercial teams, and operational stakeholders so that every property decision is properly assessed, documented, compliant, and commercially sustainable.
Key Responsibilities
* Scout, evaluate, and recommend suitable real estate options based on business needs across dark stores, kitchens, logistics hubs, and operational facilities.
* Build and maintain a strong property pipeline that supports Talabat’s expansion strategy and future site requirements.
* Work with commercial, data, operations, and business teams to align site selection with customer demand, operational coverage, and growth priorities.
* Manage ethical and non-conflicting relationships with real estate brokers, consultants, advisors, landlords, and property representatives.
* Build strong working relationships with landlords, property managers, building management teams, and relevant points of contact.
* Act as the main communication bridge between landlords and Talabat’s internal departments to support clear follow-up and timely issue resolution.
* Lead lease negotiations, renewal discussions, commercial terms, rent reviews, and contract-related conversations with landlords.
* Coordinate with legal and finance teams to finalize lease agreements, renewal documents, exits, approvals, and internal compliance requirements.
* Monitor upcoming renewals, lease expirations, termination clauses, renewal options, exit rights, and key portfolio deadlines.
* Conduct rent benchmarking against market rates to support competitive lease terms and stronger cost control.
* Drive portfolio cost optimization through renegotiations, consolidation opportunities, early exit strategies, and improved lease structures where suitable.
* Support internal teams in resolving property-related issues such as maintenance delays, access restrictions, handover concerns, landlord approvals, or building management matters.
* Escalate recurring disputes or unresolved landlord issues and propose practical alternatives with the relevant internal stakeholders.
* Conduct due diligence on prospective properties, including title deed verification, ownership checks, permitted activity review, and deal readiness assessment.
* Ensure leasing activities follow UAE real estate requirements, including RERA, Ejari, DED or equivalent licensing, and municipality approval processes.
* Coordinate with authorities, landlords, and internal teams on permits, licensing, and documentation needed for new site openings.
* Manage property handover coordination between landlords and internal construction, engineering, fit-out, and operations teams.
* Check that premises meet technical, operational, and fit-out requirements before business teams proceed with launch preparation.
* Improve real estate workflows, lead tracking, documentation quality, system updates, and internal visibility across locations.
* Maintain structured lease records, contract archives, due diligence files, approval trails, and portfolio documentation for easy retrieval and audit readiness.
Ideal Profile
* 5-8 years of experience in real estate, leasing, property management, commercial leasing, or portfolio coordination.
* Background in retail, Food and Beverages, e-commerce, logistics, delivery operations, or multi-site business environments is highly preferred.
* Strong experience negotiating lease terms, renewals, commercial contracts, and landlord agreements.
* Good understanding of UAE real estate documentation, RERA, Ejari, title deed checks, municipality approvals, and licensing coordination.
