As an **Assistant Director - Estimation** at Dubai Holding Real Estate, you will oversee the estimation function, develop cost estimates, and ensure financial alignment across large-scale real estate projects. Key Responsibilities:
- Lead and manage the estimation function, ensuring accuracy in cost assessments and budget allocations for assigned projects
- Provide budgetary advice to the Development team, ensuring project completion within estimated financial limits
- Perform cost analysis and ensure that resources are effectively managed to meet project deadlines
- Oversee design changes at each milestone, identify key variances, and guide the design team to maintain alignment with budgetary constraints
- Conduct technical evaluations of cost consultancy fee proposals and review cost plans to reflect market trends and design intent
- Maintain and update an in-house cost database, benchmarking awarded contracts against cost plans at each design stage
- Establish cost monitoring principles, procedures, and reporting systems to provide senior management with project status updates
- Ensure adherence to procurement policies, procedures, and cost control measures throughout the project lifecycle
- Manage, train, and develop the estimation team to adopt best industry practices, improve efficiency, and utilize advanced cost planning systems
- Conduct site visits and provide timely reports on project status and cost deliverables
- Stay updated on market influences, pricing trends, and construction cost variations to ensure accurate estimations
Required Skills and Experience:
- Bachelor\'s or Master’s degree in Civil Engineering or Quantity Surveying
- Professional certification in Quantity Surveying (MRICS) is preferred
- 8-10 years of experience in estimation, with at least 6-7 years in a managerial role within a consultancy or master developer environment
- Strong expertise in industry best practices, budget management, and value engineering
- Ability to collaborate with project teams and stakeholders to align design with allocated budgets
- Proficiency in cost estimation, measurement, quantification, and benchmarking against industry standards
- Excellent time management, multitasking, and interpersonal skills
- Experience in maintaining in-house cost databases and conducting market benchmarking
